St. James Collection by Dream Home - 12mm Blacksburg Barn Board Laminate Flooring - High Gloss - 30 Year Warranty

At 12mm, the St. James Collection is very durable and comes with a 30 year warranty!

Quick Installation Tips:
- Store flooring flat for 48 hours in its original packaging at room temperature.
- Must be installed over a clean, stable, flat, smooth, and dry surface.
- Moisture barrier is required for installations over concrete.
- Make sure the panels are mixed sufficiently when you install them so that you do not end up with too many identical, light or dark panels next to each other.

IF YOU CHOOSE TO USE ADDITIONAL PADDING:
Laminates having pre-attached padding can also be installed over an underlayment. When doing so, Lumber Liquidators recommends the use of Bellawood Platinum, Bellawood Premium, Quiet Walk or the Eco Silent Sound underlayment. These quality underlayments offer best joint/seam support while ensuring superior thermal sound reduction qualities, these properties are highly recommended for use with condominium associations, project planners and building specifiers.

- Easy Click Installation
- Moisture resistant board
- Thickness: 12mm + 3mm (1/8") pre-glued underlayment

We decided to go with this product versus real hardwood for the durability.
We have a dog with longer nails and she has not once scratched the surface. The floor looks really good for not being true hardwood and it helps offset the darker furniture we have in the home.

We decided to install the floor ourselves and the locking was very easy to use. You need the right tools to cut the planks to the size needed so you do have to be skilled with a saw but the wood made it easy to place in.

                            I would buy it again.

                              Best Uses

Floor looks great until someone walks across it. Its not a great floor for heavy traffic areas. The least little bit of moisture; including, dropped ice cubes, will cause the floor to roll up on edges. We put this floor in our kitchen, dining room, foyer and hallways and I am really regretting it. After four months, I already have several rolled edges. I am using store recommended products, but it still looks smeared.

My husband & I replaced all the carpeting in our home with this flooring about 5 yrs ago (1600 sq ft) Difficult to install in tight spots, such as closet spaces. Otherwise very pleased with install and the overall appearance is absolutely beautiful! Had water damage to kitchen due to leaking dishwasher. Easy to replace damaged floor. HATE KEEPING THEM CLEAN! They have a high gloss finish and show every footprint and piece of dirt!!! I use the bellawood floor cleaner; but have tried every product on the shelf, plain water and homemade solutions. I also have a garage full of mops, sweepers and dusters. Nothing has worked to reduce cleaning streaks. If you know of something that works, please give me your info. BEAUTIFUL FLOORS!!!
No problems with scratches or damage from our 3 grandchildren & 2 small dogs.

                                      • Q:

We installed this flooring over a concrete slab with the recommended moisture barrier and padding about 14 months ago. There are little bubbles rising up in the surface along the seams or in the middle of the "planks!" It has not gotten wet except for occasionally drips which are quickly dried up and we have never used any kind of damp cleaning. Since the flooring is under a 30 year warranty, what are our options? Total replacement?

I purchased St. James 12mm with a 3mm pad attached, installing over above grade concrete floor, is the moisture barrier necessary,or can I Thompson water seal the floor?

Laminates will have approximately 5-8% waste.

                                        Hello,

                                        How easy it to readjust/reinstall?

We are doing a dining room immediately but eventually look to remove a part of wall at some point and tie into the hallway with the same material (will buy enough for the hallway)

                                        considerations? can we do this?

                                        thanks

I have 150 sqft of existing product left over from about 2 years ago. I purchased another 150 sqft this month to do another room and the old flooring doesn't fit with the new, it doesn't snap together properly. Did the product change in that time? Has anyone else had this problem?

Unfortunately we do change vendors due to cost & availability and different manufacturers have different milling profiles.

I will install this floor over existing concrete (ground level) and purchased the recommended moisture barrier with the product. Because our house has substantial existing baseboard mouldings we will not be removing them for installation, therefore will not be able to place the underlayment 'up the wall' as suggested below. Will this cause issues? Is this recommendation only for below-ground installation? Also, the salesman did not offer an additional padding option for this flooring, will this help with wear? If so, I would return to the store to purchase prior to installation. Thank you

                                          A:

You should be okay ON GRADE if you butt to the baseboard and install quarter round moulding to cover the expansion gaps. Be sure that the quarter round doesn't pinch the laminate flooring and prevent expansion and contraction.

Additional padding is absolutely not necessary for padding attached laminate.

IF YOU CHOOSE TO USE ADDITIONAL PADDING:
Laminates having pre-attached padding can also be installed over an underlayment. When doing so, Lumber Liquidators recommends the use of our Bellawood Premium underlayment or ECO Silent Sound underlayment. These quality underlayments will best support the joints while ensuring superior thermal sound reduction qualities and are highly recommended for use with condominium associations, project planners and building specifiers.

When using area rugs, use a rug pad with a felt, plant or PVC based backing. DO NOT use area rugs with a petroleum based rubber backing (typically black) as this can cause permanent chemical staining/etching of the floor finish.
