Give your floors a REAL WOOD look and feel with St. James Collection!

St. James Collection by Dream Home - 12mm Butterscotch Oak Laminate Flooring - With FREE Pre-Attached Padding - 30 Year Warranty

With a variety of 12mm V groove laminate options with an additional 3mm of pre-glued underlayment, from a high gloss to a warm low gloss finish, and with deep, warm to medium hues, this spectacular product make a stunning floor!

St. James offers a regal alternative. The V groove makes it a snap to install and the texture and detail on each plank gives your floor a real wood look and feel. At 12mm, the St. James Collection is very durable and comes with a 30 year warranty!

Quick Installation Tips:
- Store flooring flat for 48 hours in its original packaging at room temperature.
- Must be installed over a clean, stable, flat, smooth, and dry surface.
- Moisture barrier is required for installations over concrete.
- Make sure the panels are mixed sufficiently when you install them so that you do not end up with too many identical, light or dark panels next to each other.

IF YOU CHOOSE TO USE ADDITIONAL PADDING:
Laminates having pre-attached padding can be installed over an underlayment. When doing so, Lumber Liquidators recommends the use of our Bellawood Premium underlayment or ECO Silent Sound underlayment. These quality underlayments will best support the joints while ensuring superior thermal sound reduction qualities and are highly recommended for use with condominium associations, project planners and building specifiers.

St. James 12mm Butterscotch Oak Product Highlights:
- No glue or nails needed
- Easy Click Installation
- Moisture resistant board
- Thickness: 12mm + 3mm (1/8") pre-glued underlayment
- AC Rating: 3
- 30 Year Warranty

          Service and delivery comments:

We ordered 60 boxes and over 20 boxes had damage on the corners. The damaged boxes were promptly replaced, no questions. Probably happened when the palette was moved. Very courtous staff. I was impressed.

The floor looks and feels great, very happy with the purchase. Had it installed by a contractor friend and everything went smoothly. A little disappointed when moving my furniture back into the living I dropped a small but heavy couch leg which left a small nick in the flooring. Not a big deal but still noticeable. Was a little disappointed at how fragile this laminate was, as durability and robustness was one of its selling features. Also beware of the "30 year warranty". They plaster that feature all over the product to get you to buy it. If you read the warranty carefully you will see that hardly anything is actually covered including any dents, scratches made once the floor is installed. And any factor damage they deem worthy of the warranty is only good for store credit; no cash return or replacement of installation costs. Disappointing :-(

First out of the box I was suprised at how thick the boards were in comparison to the last laminate flooring I installed. I figured that this would make a lil more difficult to install but this was not the case. I looked at the simple interlocking setup and thought this would not hold very well. I was plesantly suprised as the floor progressed, I not only had a sure lock but the joints were tight and uniform. For the most part I installed a 9x14 floor by hand in 4 hours with only having to use a little persuasion with two boards. With it finished it looks almost like a real wood floor with clean joints and a very solid feel.

When laying this floor down, be mindful of how the boards lay. They should lay down flat when locked. If the seem to spring up slightly, don't force it, just recheck the joint. I had this issue a few times but it was just the joint not being quite fully locked even though it looked like it was. After relocking the board it layed flat everytime.

I am not one to return items, but if this product had a satisfaction guarantee, I would have returned it. I opened the boxes to allow the planks to acclimate to the room so I am stuck. I could not get the pieces to lock together. I spent several hours trying differ things and reading and rereading the directions. It was so bad I thought I must have missed something. I had just completed my daughter's bedroom a month ago with a different brand and it was great. The gaps that are created by the floor being beveled and not locking together are going to be dirt catchers.

It's frustrating. I've spent most of my time trying to arrange the insanely limited number of patterns to look good. Only 11 different planks, and some of those pattens are easy to spot as repeats even halfway across the room, like the "bullseye" piece.
Some pieces have drips of a varnish like substance which messes up the hinges unless you scrape it off.
The click is mushy and it's easy to attach and leave a gap.
It looks good, but it's easy to spot as fake because of the repeating planks. Good details let down by poor execution.
This is St. James Dream Home Butterscotch Oak 12mm laminate with attached pad.
BTW the correct dimensions are 4.96" x 50.79" for the plank. That means after 25 wide you will be one inch off if you round the width to 5.0". The answer given for size in the Q+A section is all wrong. There are 8 planks per box, and the pattern distribution is pretty odd, so unbox at least 8 boxes right away to see what you've got to work with.
Bottom line : It looks good, but it's easy to spot as fake because of the repeating planks.

I installed this flooring in our dining room to replace the carpet that was there. I really liked the attached padding it helped to speed up the installation. Make sure to know which end the tongue & groove are I made that mistake on the first piece I cut.

Does this product have any VOC, formaldehyde free rating?
I would require any of the E0, E1, F-4stars, P1 or P2 CARB ratings for home environmental safety?

My HOA requires 1/2" cork as underlayment for sound proofing. Any chance they might come with preinstalled 1/2" cork underlayment?

Anyway to prevent water from seeping along joint edges, along walls? That is to make it water proof?

Could it be installed on textured tile flooring? Would you carry transition pieces to the areas to be left in tile, kitchen and bathrooms?

                      • Q:

The boards don't snap together and they leave large gaps. Can I put wood putty or something between them so I don't have gaps all over the place? Some of the gaps are so large I can pull the piece right off the floor. The first time my contractor tried installing the floor, I made him take the whole thing up and do it again. The second time is just as bad as the first because the boards don't snap together.

We recommend a 6mil poly moisture barrier over radiant heat slabs.

Radiant Heat Systems (all installation methods)
General Precautions and Recommendations Always use moisture barriers.
Laminate flooring can be successfully applied over in-floor radiant heat.
Because of the wide array of systems on the market, each with its own features, please consult with your radiant flooring provider for
recommended installation methods. Hydronic systems must include in-floor temperature sensors and an outdoor thermostat that allows
the system to adjust the water temperature according to anticipated heat loss. Radiant heat contributes to the drying out of all flooring products.
Use of a humidification system may be required to maintain the proper humidity level. The indoor relative humidity must be maintained
between 30-50% year round. Failure to do so can result in edge cupping, squeaking delamination.

We can only recommend our Bellawood Floor Cleaner, or cleaners that are safe for water based urethane finishes. Never use any polish, wax, oil soaps or cleaners that add shine to the floor. In addition, we do not recommend using steamers or wet-jet cleaning systems for hardwood because spraying can collect moisture in between board edges. The use of these products is at your own risk.

If it can be used in the 1/2 bath does the product be cut around the toilet or should the toilet be removed so the product can be placed correctly and a new toilet seal used?
Can it be used in a kitchen? Will it hold up the weight of a Refrigerator? Thank you for answering my questions.

                          A:

Sealing areas around tubs, toilet flanges, even sinks with silicone sealant to protect against moisture damages is always a good idea. However, not doing so will not fail an installation but is viewed as prevention or maintenance.

If you remove and replace the toilet; When re-installing the toilet it will sit up higher from the original base by the thickness of the new flooring.  It may therefore be necessary to either install two wax rings, one on top of the other, or obtain an extender kit.  It is also recommended to change the supply line to the tank.

Refrigerators can be placed over this flooring. Use throw rugs by sinks. For general cleaning a swiffer type system works best. Not one that sprays the floor however. Lightly damp is fine but never soak or flood mop your floor. Do not use steam mops. Have a no shoes policy as much as possible. Use felt pads on all furniture. Sweep often.
