    Is the finish on this engineered wood high gloss, medium gloss, or low gloss? Is the stair nosing similarly finished?

      This product has a medium gloss & the nosing is similar in gloss level.
      I would recommend visiting your local Lumber Liquidators to look at the actual sample (take home samples are free) or order a sample to make sure this is the right product for you.

    How many times could this floor be sanded down before it would have to be replaced?

      Full refinishing will take slightly under a 1/32" off the veneer of the wood flooring. The thickness of the veneer and how much wear and dents a floor has will determine how many times it can be refinished. This flooring has a 3mm veneer layer.
      Engineered flooring with a 1/8" wear layer or more will be able to be refinished at least once.
      To restore the original shine of an engineered floor a screen and re-coat may be all that is needed or a complete refinishing. A professional sand and finish expert would have to make the determination on site on which sanding process will be needed or which can be done to restore the floors shine.

      This is a "beveled" edge product.
      I would recommend visiting your local Lumber Liquidators to look at the actual sample (take home samples are free) or order a sample to make sure this is the right product for you.

    I would like to install Bellawood 10035259 in the livingroom dining and hall. The living room has radiant heat under and part of the hall, the rest of the hall and dining room do not. I want to float the floor and edge glue it. How do you recommend doing this? Should I separate the two areas with a transition between?

      Bellawood engineered has a 3 mm wear layer a superior finish. It is factory pre-finished with a solvent-free aluminum oxide-based finish. During the multi-step application process, each coat is cured using Ultraviolet (UV) light.
