Quick Installation Tips:
- Store flooring flat for 48 hours in its original packaging at room temperature.
- Must be installed over a clean, stable, flat, smooth, and dry surface.
- Moisture barrier is required for installations over concrete.
- Make sure the panels are mixed sufficiently when you install them so that you do not end up with too many identical, light or dark panels next to each other.

IF YOU CHOOSE TO USE ADDITIONAL PADDING:
Laminates having pre-attached padding can be installed over an underlayment. When doing so, Lumber Liquidators recommends the use of our Bellawood Premium underlayment or ECO Silent Sound underlayment. These quality underlayments will best support the joints while ensuring superior thermal sound reduction qualities and are highly recommended for use with condominium associations, project planners and building specifiers.

St. James Collection's Advantages:
- No glue and no nails needed
- Easy Click Installation
- Moisture resistant board
- Thickness: 12mm + 3mm (1/8") pre-glued underlayment
- 30 Year Warranty

We bought Burnet Road Russet first, returned it due to installation issues. Installation on this was easy, we did a large great room in about 5 hours. The wood is comfortable on the feet, very sleek and sophisticated looking.

              Service and delivery comments:

We had excellent customer service from Tyler Lynch, Store Manager, Thalia Amaya, Asst Manager and Jon Troutman, Product Specialist at the New Cumberland, PA store.

              • Defect In Finish

              Best Uses

This floor looks absolutely beautiful. The diffence in grains and colors of individual boards really makes this floor look like wood. We had the Lumber Liquidators professional install the floor and had no issues. HOWEVER, I bought 10 boxes of the flooring and when I opened one box I found 2 boards with a "defect" to the finish. I then opened up the remaining 9 boxes and found a total of 18 boards with this defect. The defect was extremely noticeable and would have looked horrible if they were installed.

                Service and delivery comments:

I brought the boards with the "defect" back to the store. Two of the LL service personnel inspected the boards and agreed there was a defect. One of the LL service personnel tried to tell me this was part of my "waste" calculated into my total square footage. With my insistance, I was given 18 new boards. Recommendation....inspect every board before the install. If I didn't do this I would not of had enough to complete my floor.

                Best Uses

I expressed concern about potential damage that could not be seen at the time of purchase. I was assured the product was quality. When I started laying the flooring, I found about 10% of the porduct had damage such as chipped edges and courners or pieces of the boards were broken. with this type of flooring if you lay those pieces it compromises the integrity of the surpace and is likely to further chip or peal the surface off. It looks great but when you purchase 10% overage for odd or miss cut boards you should not have to account for an additional 10% for damage that existed upon purchase.

After being very pleased with the Dream Home- Kensington Manor Golden Teak Laminate in our current home, we decided to once again use laminate in the home we are currently remodeling. My husband wanted to go with a smooth, rather than handscraped finish, so we decided on the Dream Home St. James Golden Acacia. In terms of looks, the flooring is beautiful with a very neutral medium tone and interesting grain pattern.
HOWEVER, the actual material the flooring is made out of is very poor quality. We are in the process of installing the floor now and have found a very large percentage of planks (Significantly over the 5% expected scrap rate) that have damaged corners. During installation, the edges and corners chip very easily. We are not home improvement newbies, and have previously installed 1,200 sqft of the Dream Home laminate. I am very disappointed with the quality of this flooring. We are hoping to have enough flooring to cover everything and will contact LL about the quality isssues after we are done. As I said, the flooring does look very nice, and I am hoping once it is installed, the surface will be durable to resist chipping since it will be protected on the edges, where we are currently seeing all of the damage. If I were to do it over, I woud steer clear of this floor. We bought the Deam Home Kensington Manor Golden Teak 12 mm laminate in 2011, and it was very good quality with very litte scrap. I am not sure if the quality of the entire brand of Dream Home products has changed or if it is just very inconsistent across product lines. Either way, I expect this will be my last purchase from the Dream Home brand.

                  • Very Difficult Install

                  Best Uses

We bought this product to install in our entire downstairs: entryway, living room, kitchen, laundry room, half bath, and small closet. In all it was about 500 sq. ft. with lots of doors & cuts. We had viewed many online videos and tutorials about installing laminate and thought we could do it ourselves. I've never installed a floor before. Upon attempting installation, I found the product tongue and groove system very difficult to lock together and keep it together without any gaps. To get it together I had to bang a tapping block pretty hard which caused me to chip several laminate planks. Eventually we read these reviews and saw that install was very difficult for others. We then hired a professional install team through Lumber Liquidators. They did a great job! They said the product was even difficult for them to install. Hiring installers increased our costs by double but it was worth it. Overall, the product looks great and I would recommend it to anyone with install experience or that intends to have it professionally installed. I would not recommend the product to any novice looking to install it themselves!

This floor is beautiful and we loved it the instant we saw it in the store. However, it was very difficult to install. The spacers would not stay up against the walls because of the amount of force it took to "knock" the boards together. It also seemed as if some boards were made differently as some of the joints cracked due to the force placed on them to fit together. The laminate is very thin and damages easily. We have had this product for almost a year now and there are several scratches from various different things. However, our lab who is quite rambunctious has not scratched the surface with his claws (at least that is a plus). I have also noticed that a couple of the boards seem to be working their way apart and there is a tiny space between them now. I feel like this is due to the difficulty in putting it together. I hope we don't have any other problems. One year down…...

                      • Home Office

This flooring was NOT so easy to install. There are tags on the end of the planks that if you don't trim them off you can't get a tight fit. I had to use spacers at the edges of the walls to hold the wood in place and still had to tear up the floor a couple of times trying to get tight seams. If I didn't have a radial saw I wouldn't have been able to cut the planks properly. You don't just snap these together and go. You need all kinds of special tools and a good head to figure it out.

Used this product in a newly constructed house. It looks like a really nice floor for the price. The issues I have with it is that the click and lock system doesn't work that well compared to other laminate I have installed. Every piece has to be tapped together. Also in the 4 weeks that I have had it installed there are light surface scratches from our dog. Seems like a really soft laminate.

                        • Q:

I installed about 1200' of this material in two rooms of my house and the hallway. I love the color and the look of the finished product. However I have not found a way to clean this floor. I have tried just about every laminate cleaning product on the market but despite this whenever I mop this floor it always leaves very noticeable streaks. You can see every mop stroke in the floor. It almost seems like there is a coating on top of the floor. Any suggestions? Thanks.

                            A:

Laminate Flooring Care: For general cleaning a swiffer type system works best. Not one that sprays the floor however. Lightly damp is fine but never soak or flood mop your floor. Do not use steam mops. Have a no shoes policy as much as possible. Use felt pads on all furniture. Throw rugs with hardwood flooring acceptable backing are useful in high traffic areas like entrances. Sweep often.

Our Laminate Flooring Cleaner works well (use as directed), find here - http://www.lumberliquidators.com/ll/c/Laminate-Floor-Cleaner-oz.-Dream-Home-LAMFC/10023454

Do not use oil-type cleaner or wax of any kind.

                        • Q:

Lots of conflicting advice on the Internet. I have St. James 12mm laminate with attached pad to go over OSB subfloor that is in good condition. We are a one story home over a crawl space so not concerned with noise from upstairs but don't want the hollow clicking sound of thin laminates. Do we need another layer of underlayment for extra stability? There is a vapor barrier on the ground in the crawl space. Do we need another vapor barrier directly under the laminate?

                            A:

Padding attached laminate requires no additional underlayment. You could use a layer of white silicon paper or 15lb felt paper over the OSB as Vapor Barrier for a little extra protection from the crawlspace. Poly sheeting on the dirt floor should be enough of a moisture barrier. If you would like to use sound and temperature insulating underlayment use Bellawood Premium or Eco Silent Sound underlayment. These can be used with padded underlayment and still support the locking joints.

                            A:

No, however you do need a moisture barrier. A 6 to 8 mil poly sheeting moisture barrier should be laid for floating floors for an On or Below Grade Concrete subfloor. Overlap seams 4-6" and tape with duct tape. Overlay perimeter 3-4" up wall.
